Rhoads & Sinon, LLP recently assisted the Co-Trustees of a local trust to successfully auction a 290-acre tract of land, known as Stray Winds Farm, located in Lower Paxton and Susquehanna Townships, Dauphin County. The property sold for more than $12 million dollars, at near-record per-acre prices. All of the proceeds from the auction will ultimately be distributed to charitable beneficiaries, consistent with the terms of the trust. Two of the firm’s practice groups – the Trusts and Estates Practice Group and the Real Estate Practice Group – collaborated to ensure the success of the auction. The members of the Trusts and Estates Practice Group protected the Co-Trustees of the Trust by ensuring that the auction was held and administered in a manner consistent with the requirements of the Trust and with Pennsylvania trust law. The members of the firm’s Real Estate Group utilized their extensive experience in large-scale real estate transactions to set the terms of the sales agreement, undertake negotiations with early bidders, and maximize the return to the Trust.
